More property?
September 9th, 2006 | by lissie |Tempted into a looking at a couple of open homes this afternoon. One was in a neighbouring suburb - 2 bed standalone ex-State which had been nicely tarted up and landscaped but was significantly over-priced.
The other one was more interesting - on our street a 2 bed 1970’s townhouse - one of 3. Very tidy - had been painted quite nicely and new kitchen joinery. Good outdoor living from 2 decks - the larger off a bedroom but accessible from the front door around the outside. It was nicely dressed for sale (more of that happening these days) but adding a TV and dining table would have made the living pretty cramped. IF you could get it for a bout $280k it would probably rent at about $320 - a 6% return - not bad for the area. Suspect that it will go for more than that as there appeared to be quite a lot of interest - retirees and 1st home buyers.
Not sure that we want to buy any more property at the moment anyway- I need to run the figures to check that the rents will basically cover the costs without our regular contributions.
